The questions we get every week
Which areas do you cover?
We work mainly across the Oeste region — Torres Vedras, Santa Cruz, Silveira and Ericeira — and we also have a team in Lisbon. We support owners in Cascais, Loures, the Alentejo and the Algarve as well. If you are not sure about your area, get in touch.
How much does management cost?
There are three options: AL registration and licensing, a one-off fee of €250 + VAT; Digital Management, at 15% commission; and the Full Service, with commission quoted per property, plus a cleaning fee charged to the guest per stay. Every proposal is built around the individual property.
On coverage: we handle registration and licensing and Digital Management anywhere in Portugal. The Full Service is limited to the areas we cover, because it needs a team on the ground.
Do you handle the AL registration?
Yes. We take the process from start to inspection: preparing the paperwork, registering online under a simple power of attorney, enrolling with SIBA/SEF, the compulsory public liability insurance, the complaints book, the safety kit, the guest information book in four languages, and all correspondence with the town council.
Can I still use the property whenever I want?
Yes. It remains your home and you can block out any dates you like in the calendar. You get access to the booking management software, so you can see everything in real time.
Which platforms will my property be listed on?
We create and manage listings on the major platforms — Airbnb, Booking.com, VRBO, Expedia and HomeAway — and on the Alojoeste website, where we take direct bookings. Calendars are synchronised so you never get a double booking.
How do I keep track of how the property is doing?
You get a dedicated manager for your property and monthly reports on bookings and net earnings, plus permanent access to the booking management software.
